  • Lease Term: 10+ Years Remaining (Preferred).
  • Tenant Credit: No requirement for creditworthy/rated tenants.

2. Deal Structure & Ownership

  • Structure: Triple Net (NNN) / Fee Simple Interest.
  • Sourcing: Off-market properties preferred.

3. Location & Physical Specs

  • Markets: Primary, Secondary, Tertiary, or Emerging.
  • Region: USA (Nationwide).
  • Location Type: Urban Infill locations.
  • Lot Size: Parcels exceeding 1 acre.
